Kanola kickoff pre-meeting 2026-10-22
Meeting record — recorded via MeetNotes (local AI notetaker), Teams, 2026-10-22, duration 51 min, 476 utterances. Full audio replay available on the household LAN archive.
Summary
Steven briefed Phoenix and his wife on their deck project. He explained that city consultant Fizikas forced compliance with current 2006 codes, requiring shear walls, grade beams, and pressure-treated wood, making the deck six times stronger than the house. They discussed the permit’s three-year expiration window and potential resale value. Steven advised prioritizing proper drainage to prevent water damage to caissons before the next rain. He plans to attend the pre-inspection to review structural changes with the inspector. The meeting ended abruptly due to a time limit, with plans to reconnect via a new link.
Topics: Deck structural compliance · Permit timeline and resale value · Drainage and moisture control · Fizikas consultant requirements
Decisions
- Prioritize proper drainage installation before the next rain to protect caissons.
- Steven will attend the pre-inspection to review structural changes with the inspector.
- Continue with the current permit rather than selling the house immediately, utilizing the three-year extension window.

Speaker 1 [01:46] I don’t have a camera.
Speaker 3 [04:10] Hello, hello, hello does it work.
Speaker 3 [04:21] Hello.
Phoenix [04:31] Hello?
Speaker 3 [04:32] Hey!
Phoenix [04:34] Hey Steven, how are you?
Speaker 3 [04:37] Good long time.
Phoenix [04:39] I know, how are you doing?
Speaker 3 [04:42] I don’t have a camera on my computer.
Phoenix [04:46] That’s okay.
Speaker 3 [04:48] yeah, it’s okay.
Speaker 3 [04:49] It’s only like a microphone
Phoenix [04:52] Yeah that’s fine
Phoenix [04:53] I was trying to get my to work too because I don’t have anything on my computer
Speaker 3 [04:58] I’m not very high tech with this
Speaker 3 [05:00] I try to connect from my phone because it has a camera but it doesn’t so I’m back on the desktop
Speaker 3 [05:10] which is very old already so how you guys been
Phoenix [05:16] Being busy and good and excited
Speaker 3 [05:20] Yeah congratulations
Phoenix [05:24] I know
Speaker 3 [05:25] I didn’t feel so bad oh my gosh
Speaker 3 [05:29] You guys have like a patient of a saint man it’s amazing
Phoenix [05:36] Oh yeah
Speaker 3 [05:37] Due to all good patience good things will come
Speaker 3 [05:44] How are the kids how are the boys
Phoenix [05:47] They’re great learning since in high school
Speaker 3 [05:50] I missed oh my gosh high school kid
Speaker 3 [05:54] That’s so crazy
Speaker 3 [05:55] First year is
Speaker 3 [05:57] I’ll probably be seeing them more often soon
Phoenix [06:00] That would be awesome
Speaker 3 [06:03] Yeah it’s been a while right and hopefully I could I’m physically okay to goof off with them too
Phoenix [06:10] How are you doing
Speaker 3 [06:13] [health detail redacted per household privacy policy]
Speaker 3 [06:18] So basically you know I go in and they they hook me up to a bunch of monitors and stuff
Speaker 3 [06:24] and I just exercise for them
Phoenix [06:27] You just run on the treadmill right
Speaker 3 [06:29] [health detail redacted per household privacy policy]
Speaker 3 [06:38] and so it takes I guess it takes a long time to heal although the outside one is already you know closed up but the bone since you know there’s no cast the bone takes a long time to fuse together
Phoenix [06:55] yeah
Speaker 3 [06:55] [health detail redacted per household privacy policy]
Speaker 3 [07:10] [health detail redacted per household privacy policy]
Speaker 3 [07:22] [health detail redacted per household privacy policy]
Speaker 3 [07:27] It’s so slow that I’m fainting
Speaker 3 [07:31] Oh
Speaker 3 [07:32] Yeah which I did many times
Speaker 3 [07:34] That sounds scary
Speaker 3 [07:37] Yeah cause my blood pressure would go way below 100 to like 80 and at that point you’re just so dizzy and you’re fainting and yeah I can’t help it one time I was at Trader Joe’s and I just wanna like faint walking around
Speaker 3 [07:55] So it’s not good
Speaker 3 [07:56] [health detail redacted per household privacy policy]
Phoenix [08:20] It takes some time to get used to
Speaker 3 [08:23] [health detail redacted per household privacy policy]
Speaker 3 [08:28] It knows how to work double time before but now it doesn’t know what to do sometimes whether to slow down or still work really hard
Speaker 3 [08:37] So it takes more time for this to adjust than just all that physical wounds and stuff
Speaker 3 [08:45] [health detail redacted per household privacy policy]
Phoenix [09:00] Well that’s okay now I have two grown boys and you just point your finger and tell them you can do everything
Speaker 3 [09:09] Yeah I mean the good thing is I’m alive you know cause there was a chance that I wouldn’t make it
Speaker 3 [09:20] And they say cause I have the same problem as my brother you know Jeff right
Speaker 3 [09:25] And they say the survival rate if it happens like Jeff
Speaker 3 [09:31] Is less than 10 percent so I’m pretty lucky I found out before it happened
Speaker 3 [09:38] Yeah most people don’t live through this so
Speaker 3 [09:43] It’s kinda good I get a second chance
Phoenix [09:47] A lot of things happen for you
Speaker 3 [09:49] And the deck is getting its second chance
Speaker 3 [09:54] It’s happening
Speaker 3 [09:57] So yeah it’s been dragged on and Michelle
Speaker 3 [10:00] Michelle sent me the scanned drawing of the structure cause I don’t think I got that
Speaker 3 [10:06] Last time at least I have it now so it’s in front of me so I could also read it along with you guys
Speaker 3 [10:16] Cause you know the architecture never change it was just a lot of structural changes throughout this whole past year or two
Speaker 3 [10:25] So I do see the new notes and stuff
Speaker 3 [10:32] Okay some gray bean
Speaker 3 [10:38] And I think you guys know most of this during the process
Phoenix [10:42] Yeah I feel like we could all use a little memory refreshment cause it’s been so long
Phoenix [10:51] We don’t remember what was talked about and what was
Phoenix [10:57] Cause we don’t really know much about the technical stuff
Speaker 3 [11:00] Okay yeah okay no problem
Speaker 3 [11:03] But you know I was talking to a friend that does good size custom home projects too
Speaker 3 [11:10] And they told me the Fizikas
Speaker 3 [11:13] You know the engineer company that your city have them do the consultation company that does all the plan check
Speaker 3 [11:24] They told me they’re very well known for doing corrections for at least ten times
Phoenix [11:31] Like they’re just very good at giving people trouble
Speaker 3 [11:35] It’s not that because you know my friend explained it to me he’s like since they are a consultant from the city
Speaker 3 [11:43] They get paid each time they get a return drawing
Speaker 3 [11:47] So if they pass you the first time or two cause in my past my experience I never gone over no more than three times
Speaker 3 [11:57] And that’s just a lot of issues but this I told them this is my first experience going on number seven but you know this is mostly the engineering part
Speaker 3 [12:07] But so my friends they know Fizikas this company in Irvine
Speaker 3 [12:12] They are very well known for dragging out corrections for like ten times
Speaker 3 [12:21] Yeah cause they get paid each time it comes back
Speaker 3 [12:24] So even if it’s a little thing they’ll make a note of it and then it’s gotta come back
Speaker 3 [12:30] And they charge the city like you know per hour or something like that
Speaker 3 [12:38] So yeah they’re famous for not proving the first time or the second time
Phoenix [12:46] Okay
Speaker 3 [12:47] They find every little thing to like you know
Speaker 3 [12:51] So that is a problem but you know since we’re there and you know the our structure engineer is an older guy so he’s very stubborn he’s like it’s never done this way
Speaker 3 [13:03] And then they would fight each other over engineering issues junior knows he was there during some of the arguments
Speaker 3 [13:14] But yeah it looks like the engineer did draw a lot more for
Speaker 3 [13:20] For what they’re requesting
Speaker 3 [13:25] Okay so you know I’ll give you guys a briefing of the history
Speaker 3 [13:31] I kinda have to like brief myself too
Speaker 3 [13:36] Cause it’s been so long
Phoenix [13:39] Yeah I don’t even remember what we’re gonna do like outside
Speaker 3 [13:44] Yeah and then you know with this health interruption I just kinda like oh my gosh
Speaker 3 [13:50] There’s still so much to finish up I better live through this
Phoenix [13:55] Well you gotta take it easy though the last thing we want is you overworking yourself
Speaker 3 [14:01] Well the thing is I still
Speaker 3 [14:04] Cause you know I live on a small hill and you know my house is a bunch of stairs
Speaker 3 [14:09] [health detail redacted per household privacy policy]
Speaker 3 [14:18] So I’m still walking you know when I go to the therapy or rehab I just walk
Speaker 3 [14:25] [health detail redacted per household privacy policy]
Phoenix [14:37] Yeah you should sort of let it heal
Speaker 3 [14:41] Yeah but you know I’ll see you guys soon
Speaker 3 [14:45] I told Michelle that I do want to be there for the pre-inspection
Speaker 3 [14:52] Just to you know walk with that inspector that came and stopped the job
Speaker 3 [14:57] And just kind of review all the changes and things necessary for
Speaker 3 [15:06] Cause you know the plan hasn’t changed it’s still the same
Speaker 3 [15:10] The only thing is the structure has added some you know shear wall modification
Speaker 3 [15:17] Some you know lumber issues where they’re calling for pressure treated on the bottom and stuff like that so
Speaker 3 [15:27] So I’ll review that with you guys you know just to let you know what the engineer from the Irvine company is asking for that’s all
Phoenix [15:39] I see Michelle mentioned that there are things that she wants to do before the pre-inspection
Phoenix [15:48] Do you know what those are?
Speaker 3 [15:50] No she just she sent me the drawing that she picked up
Speaker 3 [15:56] And she says she’s still reviewing so I go yeah take your time reviewing all the changes from when we did it without permit to now what they’re requesting for and some of the changes that needs to
Speaker 3 [16:11] And but I also told her I’ll talk to you guys about some of the options that could be done or it has to be per the engineer’s request that’s all
Speaker 3 [16:24] And so the city don’t have a problem with the architecture design everything is still the same
Speaker 3 [16:29] It’s gonna look the same it’s gonna be everything same
Speaker 3 [16:32] The only issue they have is just the type of like structural detail or the type of wood that they want not the deck but the wood as in the structural wood
Phoenix [16:47] OK
Speaker 3 [16:49] So those are the expert requests that our engineer were having issues with them and their remember your house is in the 70s right so it’s at least 50 years old
Speaker 3 [17:08] But the current engineer is requesting the deck to be like 2006 construction
Speaker 3 [17:18] And that’s why our engineer was biting them about this is just a remodel we’re just fixing damaged wood
Speaker 3 [17:26] But the engineer said no now you have to comply with the current code
Speaker 3 [17:31] So now with what they’re proposing this deck is gonna be six times stronger than your house that’s how crazy
Speaker 3 [17:41] You know and the engineer said that’s just crazy because from the 70s to now
Speaker 3 [17:47] The building quality and the building structure has gone up six times and so the engineer now said no the deck has to be current earthquake code
Speaker 3 [17:59] So the engineer had to do this 3D calculation of the whole drawing and like a structural almost like a 3D model to see how it moves
Speaker 3 [18:10] And now it’s your deck is literally six times stronger than the house
Speaker 3 [18:15] So in any earthquake
Speaker 3 [18:17] run to the deck
Phoenix [18:21] I was like yeah well eventually we’re gonna build a roof alley and enclosed area so many
Speaker 3 [18:27] well you know the funny thing is that the engineer said that’s another house already you know
Speaker 3 [18:34] but we’re just building a deck but you’re using house level
Speaker 3 [18:40] and you know since it’s a pretty big size also and it’s attached to the house at one face
Speaker 3 [18:47] Their concern is it’s you know it’s gotta be strong to
Speaker 3 [18:52] basically now the deck is holding the house together
Phoenix [18:57] well I guess that’s a good thing
Speaker 3 [18:59] yeah there’s a lot of positive but it is
Speaker 3 [19:04] they’re really requesting for like way too much you know they’re not considering this as a remodel
Speaker 3 [19:10] they’re just considering this as a brand new build
Speaker 3 [19:13] so you’re basically building a brand new house like a two thousand square feet
Speaker 3 [19:18] like you could land a helicopter on this thing
Phoenix [19:21] oh yeah
Speaker 3 [19:22] and that but I said yes that’s safer for the owner
Speaker 3 [19:26] but at the same time it’s just that’s that’s one of the weirdest requests
Speaker 3 [19:31] so that’s why it took a long time our engineer is an old guy like you know he’s in his almost 80’s
Speaker 3 [19:37] so he’s really stubborn too he’s like no it’s never done this way
Speaker 3 [19:41] so he fought with them at the end
Speaker 3 [19:44] you know that’s why there’s so many like
Speaker 3 [19:47] back and forth back and forth
Speaker 3 [19:49] and junior is like please just tell the old man just comply so we could pass
Speaker 3 [19:56] you know junior even went in himself to tell him to chill out
Phoenix [20:02] cause he’s like
Speaker 3 [20:04] yeah it’s kinda funny but at the same time it’s really sad cause
Speaker 3 [20:11] they’re not being sensitive about the cost and they’re not being sensitive about
Speaker 3 [20:17] they just want the current safety
Speaker 3 [20:19] you know from fifty years ago till now a lot has changed
Speaker 3 [20:25] so just to give you a heads up you know the silver lining is you have a very strong deck
Speaker 3 [20:32] so if you guys want to enclose it with window and turn it into another house
Speaker 3 [20:36] it’s actually a really strong house
Phoenix [20:39] we might do that for a lower deck you know I think that’s a good idea
Phoenix [20:43] I just enclosed it
Phoenix [20:45] the wall is there anyways
Speaker 3 [20:46] that’s a whole thousand square feet of really strong
Speaker 3 [20:50] foundation
Speaker 3 [20:54] yeah so that’s that’s pretty much what’s happened and also you know I remember talking to you guys last year about them needing to add some shear wall
Speaker 3 [21:04] so that just imagine if it’s bunch of legs and two big platform
Speaker 3 [21:09] when the earthquake moves sideways
Speaker 3 [21:11] these platform will sway right
Speaker 3 [21:13] so now we have to add these really strong shear wall so it doesn’t move side to side that’s all
Speaker 3 [21:21] cause that wasn’t there so we never did add it and we didn’t have to cause that was a 1970’s building
Speaker 3 [21:29] but since you have five new shear wall
Speaker 3 [21:32] and remember they were gonna like block your window and block your view
Speaker 3 [21:38] and so we had to like go back and design it cleaner and you know at least I got you guys to okay it
Speaker 3 [21:45] and so the structure engineer made that work
Speaker 3 [21:50] so yeah that’s that’s the detail of it
Speaker 3 [21:52] and then you know I’ll answer more questions you guys might have later about it
Speaker 3 [21:58] or unless you have some right now I’ll answer some questions
Phoenix [22:03] I don’t know what questions we have right now is this is an ld
Phoenix [22:08] we’re gonna have to build new footings
Speaker 3 [22:12] yeah some footing is to connect the old footing together
Speaker 3 [22:18] before the footing is just by itself right you know in the cylindrical ones
Speaker 3 [22:23] so they want the footing to be connected even in the dirt
Speaker 3 [22:29] so it doesn’t move
Speaker 3 [22:34] hey sounds like something is happening
Speaker 3 [22:39] what’s a nh
Speaker 3 [22:42] oh there’s a lot of people
Speaker 3 [22:43] hey I’m here final
Speaker 3 [22:45] hey dude engineer I don’t know if you got my message I don’t have a camera on this desktop
Speaker 3 [22:53] oh that that’s okay that’s okay yeah sorry I’ve just been
Speaker 3 [22:56] I’ve been I just came in by the way that other junior shoe that’s
Speaker 3 [23:01] that’s my computer that started the meeting
Speaker 3 [23:04] oh so I have a note taker
Speaker 3 [23:08] so it’s a they’ve been secretly recording everything that you’re doing
Speaker 3 [23:12] that’s great you’re Mr. high tech you know what you’re doing
Speaker 3 [23:16] I usually just like you know when I meet with like Vincent he just sends me a link I click it and then this happen
Speaker 3 [23:25] oh yeah
Speaker 3 [23:26] I don’t know I try to set it up on my phone because my phone has a camera but it didn’t work so I went back to the desktop
Speaker 3 [23:34] oh it’s all good man
Speaker 3 [23:36] so I’ve missed the last twenty minutes of what you guys are talking about
Speaker 3 [23:40] oh no we’re just goofing off we’re talking about the boys and you know they’re in high school now man what the hell
Speaker 3 [23:47] it’s so crazy what you guys do
Speaker 3 [23:53] hey dude thanks for getting us over the finish line
Speaker 3 [23:59] no hey remember I told you you did it
Speaker 3 [24:03] no man I
Speaker 3 [24:04] it needs you a magic touch man
Speaker 3 [24:07] no it wasn’t a magic touch it’s just you know yeah I don’t know they’re
Speaker 3 [24:13] I think they do that on purpose just to see if the owner is alive
Speaker 3 [24:17] well you guys are definitely alive almost died from this but
Speaker 3 [24:25] yeah we almost killed you trying to get this done
Speaker 3 [24:28] yeah I almost died too but I think I’m cool now you know
Speaker 3 [24:33] well just to give you a heads up I was just telling Phoenix I’m halfway through my cardiotherapy so it’s a good thing and
Speaker 3 [24:43] so you know I’m like I don’t I think you’re old enough you know that the tv show six million dollar man
Speaker 3 [24:52] no I don’t know that tv show
Speaker 3 [24:53] oh shit
Speaker 3 [24:55] ok well back back in the days back in the seventies
Speaker 3 [25:00] back in the seventies there’s a show where you know there’s this guy he’s a pilot and he
Speaker 3 [25:06] he crash and then they connect all these things and he’s like running on the treadmill
Speaker 3 [25:11] yeah I feel like that every every other day
Speaker 3 [25:14] oh is that where they they install you with like different devices to keep you alive
Speaker 3 [25:18] yeah and then yeah they they hook me up with all these monitor and you know wireless stuff
Speaker 3 [25:23] and then I just have to perform on different machines
Speaker 3 [25:27] oh man are you doing that every day
Speaker 3 [25:31] well every other day three three times a week so today’s my day off
Speaker 3 [25:37] so I don’t think I’ve told Phoenix a little bit about what you’ve been going through but not all the details I’m sure she doesn’t realize how severe I mean she knows it’s severe but
Speaker 3 [25:49] oh well you know I kind of mentioned because you guys know what happened to Jeff right
Speaker 3 [25:55] Jeff I know that it was severe I don’t have the details
Speaker 3 [26:01] oh ok well I have this it’s a hereditary thing so I have the same issue
Speaker 3 [26:06] [health detail redacted per household privacy policy]
Speaker 3 [26:13] our aorta is very flexible so it bursts and mine was on the verge of bursting and Jeff burst already that’s why he went into the coma and he almost died
Speaker 3 [26:26] and the survival rate for this is less than 10 percent so they say your brother is super lucky and I probably won’t make it because you know I’m not as strong as Jeff
Speaker 3 [26:37] what are you talking about dude you already made it you got to it before it burst right
Speaker 3 [26:42] [health detail redacted per household privacy policy]
Speaker 1 [26:51] they caught it early
Speaker 3 [26:53] [health detail redacted per household privacy policy]
Speaker 3 [26:56] [health detail redacted per household privacy policy]
Speaker 3 [27:24] [health detail redacted per household privacy policy]
Speaker 3 [27:44] so Kaiser would have killed you
Speaker 3 [27:47] yeah Kaiser would have killed me and so my buddy made me switch so I’m paying four times the insurance now
Speaker 3 [27:53] but I guess it’s worth it because I just saw my bill it was like 600 grand
Speaker 3 [28:01] [health detail redacted per household privacy policy]
Speaker 3 [28:10] oh my goodness
Speaker 3 [28:11] American medical sucks man
Speaker 3 [28:16] but either way I got pretty lucky and I did it ahead of time but you know
Speaker 3 [28:21] [health detail redacted per household privacy policy]
Speaker 3 [28:40] well you know um god saved you so that you could help us with our deck
Speaker 3 [28:46] yeah that’s right man
Speaker 3 [28:49] so if it doesn’t kill you
Speaker 3 [28:52] it makes you stronger
Speaker 3 [28:56] so hey just want to give you a heads up
Speaker 3 [28:59] can I share a screen here because there’s a share thing
Speaker 3 [29:03] yeah because Michelle scanned the drawing that you guys picked up and I got a copy of it
Speaker 3 [29:10] I don’t have the structural copy I only have my architectural
Speaker 3 [29:16] oh and now I have that too
Speaker 3 [29:18] no no now I have the whole set because I see the structure of it
Speaker 3 [29:25] yeah I didn’t save anything before I gave it to them yeah go ahead share
Speaker 3 [29:29] yeah she scanned it so I could see the structural part
Speaker 3 [29:34] do you see it
Speaker 3 [29:35] yep I see it
Speaker 3 [29:39] this is so cool computer is just so cool
Speaker 3 [29:42] yeah it’s nice
Speaker 3 [29:43] hold on how do I make this big
Speaker 3 [29:45] hey
Speaker 3 [29:46] ok
Speaker 3 [29:51] ok now I
Speaker 3 [29:54] do you need some basic briefing or you just ask me question and then I’ll plug away
Speaker 3 [29:59] and just
Speaker 3 [30:01] yeah we want to remind ourselves of the whole history of this thing
Speaker 3 [30:05] well before we get into the nitty gritty detail let’s start at the top
Speaker 1 [30:10] ok
Speaker 3 [30:12] and the very top
Speaker 3 [30:15] so now that we have a permit
Speaker 3 [30:19] the first question is should we finish the permit
Speaker 1 [30:25] what do you mean finish permit
Speaker 3 [30:26] so we got the permit
Speaker 3 [30:29] and
Speaker 3 [30:31] so the very and this is a silly question but I’m going to ask it anyways is should we sell the house now with a permit
Speaker 3 [30:39] or should we actually finish the permit
Speaker 3 [30:42] um if you sell the house with a permit there is value in it
Speaker 3 [30:48] but at the same time the value of it how do you say
Speaker 3 [30:59] some buyer wouldn’t like it because they have to you know reconstruct and
Speaker 3 [31:04] once a permit is issued you have a year and a half to finish
Speaker 3 [31:08] and then
Speaker 3 [31:08] we have to finish this in a year and a half
Speaker 3 [31:11] but then there is always three extensions so each extension is six months so you have a total of three years to finish
Speaker 3 [31:20] ok
Speaker 3 [31:21] so or else this permit would
Speaker 3 [31:23] or else this permit would be void yeah it just expired
Speaker 3 [31:27] so the next question is if we only talk about this permit
Speaker 3 [31:30] how much do you think we’re going to have to spend
Speaker 3 [31:33] to finish this permit
Speaker 3 [31:36] um to finish this permit right now I can’t estimate because right now from what I could see and do a quick review
Speaker 3 [31:45] your major changes were this thing called the gray beam I will explain that for you later and the shear wall remember there was like five shear wall
Speaker 1 [31:56] grey beam and shear wall
Speaker 3 [31:58] yeah those are the major structural addition that they request
Speaker 3 [32:04] and the rest is actually there there’s one thing is
Speaker 3 [32:08] one material they want you guys to update as a typical deck which is the pressure treated which generally that cost a little bit more
Speaker 3 [32:18] but when you when you don’t use you know how this project was started is hey we’re just going to replace what’s damaged
Speaker 3 [32:26] and secondly there’s two different deck issues the one on top is covered
Speaker 3 [32:32] you know because you did the whole waterproofing that also goes on top of your garage and that that
Speaker 1 [32:39] desert creek
Speaker 3 [32:41] yeah desert creek is already waterproof and when you go into this material called pressure treated which is kind of green or brown sometimes those could be exposed to the water and the sun and the elements and it wouldn’t rot as bad eventually it will
Speaker 3 [32:59] are we talking about pre-fitted wood
Speaker 3 [33:01] yeah it’s wood but it’s treated with chemicals
Speaker 3 [33:06] so it could withstand a lot of moisture and a lot of other like termites and other things but that’s eventually it’ll still rot because it’s still wood but it’ll last you know maybe ten times longer
Speaker 3 [33:23] and so most people when they do do an exposed deck they use pressure treated wood
Speaker 3 [33:29] but one of the main thing is you guys
Speaker 3 [33:32] have covered the deck with waterproofing
Speaker 3 [33:36] so the wood underneath it the structure those a lot of times you don’t need to do pressure treated
Speaker 3 [33:45] so the engineering still requesting some pressure treated mainly for the one on the ground floor because that’s all open to the dirt right because the water could flow through
Speaker 3 [33:55] only the one on top
Speaker 3 [33:56] so shouldn’t all of that wood already be pressure treated?
Speaker 3 [34:00] no generally
Speaker 3 [34:02] pressure treated wood cost maybe like you know thirty percent more
Speaker 3 [34:06] but we use the old beams that were pressure treated right
Speaker 3 [34:11] no some of the beams weren’t
Speaker 3 [34:13] because actually the whole old construction none of it is pressure treated
Speaker 3 [34:20] oh so we have to redo all the structural
Speaker 3 [34:23] no no the thing is when you do cover it that it usually void that out and then when you seal it like when you stucco finish it
Speaker 3 [34:34] kind of like your house you know
Speaker 3 [34:35] oh well you stucco it and it’s okay right
Speaker 3 [34:38] yeah your whole house is made of non-pressure treated and it’s the same thing
Speaker 3 [34:43] yeah and so there’s that one point so that’s something that we could talk to the inspector about
Speaker 3 [34:51] and so these are the only three items that I noticed on the structural change that would affect the additional cost which like I said the shear wall and the grade beam grade beam is number eighteen on sheet s one do you see down here
Speaker 3 [35:04] number eighteen
Speaker 3 [35:06] yeah this thing this thing right here did you see my mouse yeah
Speaker 1 [35:10] yeah I see it
Speaker 3 [35:11] yeah that’s the and grade beam is basically you know how when you have these your caisson posts the cylindrical one that goes down and where the post sits where the wood sits on remember that’s already there
Speaker 3 [35:27] uh huh
Speaker 3 [35:28] yeah they’ll remember you have a bunch of caisson where your deck is sitting on
Speaker 3 [35:33] caisson is those big round tubes that go concrete tubes that go down deep in the dirt right
Speaker 3 [35:39] yes
Speaker 3 [35:40] basically the grade beam is connecting those together so basically you’re gonna have kind of like a beam on the bottom of the dirt to make so your post doesn’t shift in the dirt that’s all
Speaker 3 [35:57] so they’re making it even stronger
Speaker 3 [35:59] the grade beam is that the part that’s connected to the caisson like the bottom part where
Speaker 3 [36:04] yeah I see right now there’s like a little one inch wood and then there’s like another vertical wood on top
Speaker 3 [36:11] yeah basically they they want to connect all the concrete together like string it together
Speaker 3 [36:17] I see
Speaker 1 [36:17] to be more more sturdy
Speaker 3 [36:19] yeah so you’ll have a grid under the dirt too versus on top
Speaker 3 [36:24] so in the future if if any dirt shift for moisture
Speaker 3 [36:28] you know like imagine one of the caisson was shift a little now your structure is a little bit loose right
Speaker 3 [36:35] but if even your caisson is grid together then then that whole frame is same as this ground floor deck and then second floor deck that’s all
Speaker 3 [36:52] ok so how much do you think all all this permit will cost us
Speaker 3 [36:57] um this part
Speaker 3 [37:00] I don’t know about the grade beam cost
Speaker 3 [37:03] in terms of the shear wall construction that’s the easy part because the way he designed it is just plywood remember
Speaker 3 [37:11] it’s just plywood yeah
Speaker 3 [37:12] yeah it’s just plywood built up and remember the big issue is they wanted the shear wall onto your house and I said that
Speaker 3 [37:20] but now it’s on the deck
Speaker 3 [37:22] it was gonna block a bunch of windows right because remember you had a bunch of windows on your house
Speaker 3 [37:27] yeah I remember
Speaker 3 [37:29] yeah and I said
Speaker 3 [37:30] that’s just gonna ruin the house you know that’s why we have a deck and he said ok then can you choose a nice location due to design and so I went back with you and then we chose three three on the horizontal side and one on the vertical side
Speaker 3 [37:47] I remember thank you for that
Speaker 3 [37:49] yeah and so when we did that he said ok I’ll make this work so and you guys are ok with those area being blocked
Speaker 3 [37:56] so those area are just being blocked by a panel of about I think no more than four feet wide but it goes up so you know shear wall is just a solid wall
Speaker 3 [38:07] he said yeah I could do some cool things with it I remember we talked about this
Speaker 3 [38:11] so if you see on this page you see these three location the cloud bubble
Speaker 3 [38:18] yeah that’s the three on this face and then one on this face right here
Speaker 3 [38:23] how did how did Michelle give you such a clean scan
Speaker 1 [38:27] or is this your copy
Speaker 3 [38:29] no I never had a structural copy she took it somewhere to get it scanned I think that’s normally what she does she’ll take a drawing
Speaker 3 [38:40] cause I tried to take a photo of it and I could only do it in like quarters
Speaker 3 [38:45] I’m sure she takes it to the blueprint guy and they just scan it in
Speaker 3 [38:50] cause it’s easy for her to get these PDF and send it out to concrete guys
Speaker 3 [38:55] yeah
Speaker 3 [38:57] and so I told her and she’s like hey I have a copy so she sent it to me right away
Speaker 3 [39:02] yeah cause you know I have this part this is the part that we gave Mr. Ni I don’t have Mr. Ni’s part so now I’m kind of reviewing it and so I see those are the changes
Speaker 3 [39:17] like I said these are cheaper cause that’s just you know like a
Speaker 3 [39:20] ok you see grape
Speaker 3 [39:22] ok let me explain
Speaker 3 [39:24] where is the spring dry
Speaker 3 [39:28] ok for example
Speaker 3 [39:32] you see these things these are like your case on areas right
Speaker 3 [39:36] you see one two three four five six seven eight
Speaker 3 [39:39] that’s where all the case ons are
Speaker 3 [39:41] ok so a gray beam is just they’ll trench it and they’re gonna put concrete so this will be connected to this and then this will be they’ll all be connected underground like a grid that’s all
Speaker 3 [39:55] laterally
Speaker 3 [39:56] yeah
Speaker 3 [39:57] ok so now you’ll
Speaker 3 [39:58] it’s like a brace for all the case ons then
Speaker 3 [40:01] yes yes they’re bracing the case on so now your footing is even stronger kind of like a house
Speaker 3 [40:08] they’re holding hands
Speaker 3 [40:10] yeah and so remember during the whole calculation cause you know this house is done in the 70’s so it’s at least fifty years old
Speaker 3 [40:19] and so one of the biggest fight Mr. Ni had with the structural engineer is
Speaker 3 [40:23] hey we’re just replacing damaged wood which is remodeling
Speaker 3 [40:28] we’re just cleaning it up
Speaker 3 [40:30] but the Zikas came back with no you gotta bring it up to current code
Speaker 3 [40:34] current code is 2006 not 2020’s back then it was 2024 they were pushing for it
Speaker 3 [40:41] and Mr. Ni said dude this is six times the structural need
Speaker 3 [40:47] so basically this deck is now with the current code it’s so strong it’s six times stronger than your house
Speaker 3 [40:54] which ok so that’s gonna inflate our
Speaker 3 [40:57] instructional cost just like before
Speaker 3 [41:00] yeah because now even the dirt footing’s gonna get framed you know it’s gonna get like you know more concrete horizontal
Speaker 3 [41:08] and that whole thing is you’re we’re gonna hold up the house this thing is gonna hold the house up too
Speaker 3 [41:12] basically yeah your deck is holding your house you know that’s how strong it’s gonna be and Mr. Ni that’s why Mr. Ni was fighting him
Speaker 3 [41:20] it’s not necessary this is just a deck and they’re like no you need to do a current code
Speaker 3 [41:26] and Mr. Ni said
Speaker 3 [41:27] if it’s current code we’re doing six times the structural strength and in order to do that we need shear wall
Speaker 3 [41:35] and that’s why they introduced the shear wall to satisfy this six times structural shift
Speaker 3 [41:42] ok
Speaker 3 [41:43] yeah so every little thing you know Mr. Ni was just trying to be very frugal pretty simple
Speaker 3 [41:49] but they kept pushing for like current
Speaker 3 [41:53] basically you build a brand new house
Speaker 3 [41:55] with a current building code
Speaker 3 [41:57] and a earthquake code from your whole deck
Speaker 3 [42:01] and so your deck is literally kind of like a hand it’s holding up
Speaker 3 [42:05] it’s the new foundation I got it
Speaker 3 [42:06] yeah it’s literally holding up your house on this end
Speaker 3 [42:10] so your house will if any other foundation shift it’s the deck is holding the whole thing up
Speaker 3 [42:16] so so I got there’s another silly question then if the house is sliding forward
Speaker 3 [42:21] and this thing is strong laterally
Speaker 3 [42:23] are we going to now push the deck over from the back
Speaker 3 [42:26] if we get you know landslide from the back of the house
Speaker 3 [42:29] well see that’s the thing they from their assessment and you know how you did say there’s some you know drainage issues and stuff and there’s some movement
Speaker 3 [42:40] but it’s never confirmed because you know this house was built on its own foundation and footing and stuff of course it’s done back in the 70s so it’s not as rigid or is not as strong
Speaker 3 [42:54] right now this deck is
Speaker 3 [42:56] they’re doing footing for the deck instead of just spot footing they’re doing a whole foundation grid for it and that’s called a grade beam
Speaker 3 [43:07] because of that and also because we’re controlling all the moisture drain
Speaker 3 [43:12] so what they’re worried about is a lot of water which is you know coming down from your driveway to the house
Speaker 3 [43:21] it’s gotta disperse properly to the two side and then drain away
Speaker 3 [43:25] but remember there’s some ponding and the moisture like at the bottom of the first floor deck
Speaker 3 [43:34] yeah
Speaker 3 [43:35] yeah that issue we gotta control all the water
Speaker 3 [43:39] so now you guys build extra retaining walls and stuff like that and then we’re channeling the water away
Speaker 3 [43:46] remember on the other side where you’re gonna have a future outdoor kitchen area
Speaker 3 [43:52] yeah that area you know when it rains
Speaker 3 [43:54] a lot of water like kind of drains down there right
Speaker 3 [43:58] and underneath that the stairway to go into the
Speaker 3 [44:02] I think one of the kids no your bedroom no one of the kids bedroom right on the ground floor
Speaker 3 [44:10] so that area’s gotta be really well moisture control and so we did control some of the drainage before it goes down that far to drain away you know to your neighbor’s lot right
Speaker 3 [44:22] no we don’t have any drainage
Speaker 3 [44:25] there’s no drainage that was there like a little trench I remember there was some trenching
Speaker 3 [44:31] you know like before the ramp that goes up to the second floor deck that whole area
Speaker 3 [44:38] so the rain gutter that was put in there was just kind of a makeshift L using the existing like plastic and then the L part fell off
Speaker 3 [44:50] so it’s just draining straight down there’s no gutter
Speaker 3 [44:53] we never had gutter guys come by so it’s incomplete
Speaker 3 [44:57] how about recently you know for this past year or two
Speaker 3 [45:01] and during some of the heavier rain especially like this week
Speaker 3 [45:06] the first floor in front of one of the kids bedroom that area is still is it still ponding or a lot of the moisture is gone
Speaker 3 [45:16] it ponds there if we get heavy rain the rain is still gonna go there
Speaker 3 [45:21] ok so that area we definitely have to control
Speaker 3 [45:24] but their worry is once a lot of water goes in there and start washing the dirt away
Speaker 3 [45:30] your your case on would be so weak that’s why they want the gray beam to like frame everything together
Speaker 3 [45:38] but at the same time we still have to control the drainage there
Speaker 3 [45:42] ok
Speaker 3 [45:43] so during this next stage of cleaning up definitely have them do the proper drainage and you know the inspector
Speaker 3 [45:51] should we do the drainage first like now before the rain
Speaker 3 [45:53] oh yeah yeah oh for sure
Speaker 3 [45:56] so the inspect that’s one of the thing you know the inspector will definitely make it a point though hey that’s gotta properly drain away
Speaker 3 [46:03] and i remember you guys already built that little retaining wall away from the house right
Speaker 3 [46:11] yeah it got rebuilt yeah so we just need to do a proper drainage for no ponding under the deck and at the base of your existing house
Speaker 3 [46:22] now who
Speaker 3 [46:23] uh is can is michelle going to help with that drainage part or do we need to find someone to do that
Speaker 3 [46:29] um she could she could definitely drain it because if not and you don’t need to do this
Speaker 3 [46:37] cause sometimes people will go oh let’s get the civil engineer which is calen to do a drainage map or drainage drawing
Speaker 3 [46:45] and once they do that they’ll do it like very you know like structural in a way that it’s gonna be pretty crazy
Speaker 3 [46:54] and so what I would suggest you guys to do is definitely before the water could go down to the side of the house like on this area you know the ramp where the ramp is now this area you see the mouse
Speaker 3 [47:08] engineer are you still there
Speaker 3 [47:12] yeah hang on um I’m still here but I’m getting notices that the meeting it wants me to pay money to go past sixty minutes on my meeting
Speaker 3 [47:20] ok let’s do it again
Speaker 3 [47:22] no no
Phoenix [47:23] you just restart a meeting
Phoenix [47:25] yeah let’s restart another one
Speaker 3 [47:26] yeah oh you want to pay extra
Speaker 3 [47:29] I think we’re still okay for like five minutes or you want to do it now let’s just let’s just end it now let’s do it now okay bye
Speaker 3 [47:36] okay yeah send me a link and I’ll hit it again
